- What is the minimum stay?
- Three nights for short-term stays from March 1 through August 31, and 30 nights for long-term stays from September 1 through February 28.
- What does it cost?
- Short-term nightly rates vary by date and day of week and are shown live on the availability calendar. Long-term winter rent is $4,995 per month with a $500 deposit. Every stay, long or short, includes a $299 exit cleaning fee.
- When is payment due?
- For short-term stays booked more than 60 days out, 50% is due at booking and the balance 60 days before check-in. Inside 60 days the full amount is due at booking. For long-term winter stays the deposit, cleaning fee and first month's rent are all due at booking, then each following 30-day period is paid the month it begins.
- Do I pay Texas hotel occupancy tax?
- Stays under 30 nights are taxed at 15% total — 6% state and 9% city — itemized on your receipt. Stays of 30 nights or more are exempt.
- Is the pool heated?
- Pool heating is an optional winter add-on for check-ins September 1 through February 28, at $55 per night. It must cover the entire stay and needs one week's notice so the water is at temperature when you arrive. The hot tub is available year-round.
- What is the cancellation policy?
- An emergency evacuation order is always covered. Otherwise, cancelling 60 or more days before check-in is a 100% refund, 31–60 days is 50%, 16–30 days is 25%, and inside 15 days there is no refund. Instead of a refund you may choose a rebooking credit, used for a stay that both begins and ends in the same calendar year as the original check-in date.
- Can I fish from the property?
- Yes. The bulkhead behind the house sits on Oso Bay, so you can fish for speckled trout and redfish without a boat. Our fishing guide covers seasonal patterns, baits and tides.
- How far is the beach?
- About a ten-minute drive. The house is on the bay, not the surf — you get calm water and a private pool at the door, with Gulf beaches a short drive away.
- Is early check-in or late check-out available?
- Usually, for a $50 fee, subject to the cleaning schedule around your dates. Ask when you book and we will confirm in writing.
- Do you allow boats and trailers?
- Yes, there is room to park a boat and trailer on site. Tell us the length when you book so we can plan the space.
