Swim in the afternoon, soak at sunset. The private pool and hot tub sit on the waterfront side of 1350 Sandpiper, so you never lose the Oso Bay view.

Long-Term Rental

From September 1 through the end of February we host long-term stays only, with a minimum of 30 nights (longer stays welcome). Perfect for snowbirds, remote workers, and anyone spending the cooler months on the Texas coast — mild winters, incredible fishing, and a quieter pace on Oso Bay. Monthly rates available.

From March 1 through August 31 we welcome short-term stays with a 3-night minimum. Book your getaway during peak festival season, spring break, or the height of summer on the Gulf — from Sandfest to the Fourth of July, there's always something happening on the coast.

Secure your dates at 1350 Sandpiper

Short-term stays run March 1 – August 31 with a 3-night minimum. Pay 50% when you book; the remaining balance is due 60 days before check-in. Bookings made within 60 days of arrival pay the full amount at checkout. Long-term stays run September 1 – February 28 with a 30-night minimum: deposit, cleaning fee, and first month's rent are due upon booking, then rent continues monthly.

Ongoing monthly rent for winter long-term tenants. Set this up after your move-in date; it bills automatically each month until you cancel.

Clear, simple terms so you know exactly where you stand. Refund windows are counted from your check-in date.

Our promise first

Emergency evacuation & named-storm guarantee

We sit on the Gulf Coast, and hurricane season runs June 1 through November 30. If a mandatory emergency evacuation order is issued by Nueces County or the City of Corpus Christi covering any night of your stay, or a named storm makes landfall in the Coastal Bend during your dates, you receive a full refund or a full-value credit — your choice, regardless of how close to check-in it happens.

This guarantee applies to declared emergency evacuations and named-storm landfall only. Ordinary rain, wind, cold fronts, rough seas, poor fishing conditions or a voluntary decision not to travel are not covered — the standard windows below apply. We strongly recommend travel insurance for everything else.

60+ days before check-in

100% refund

Cancel two months or more ahead and you receive a full refund of everything paid. For long-term stays, the non-refundable deposit is retained.

31–59 days before check-in

50% refund

Half of the total stay cost is refunded — or take the full amount as a rebooking credit instead. Your choice, one or the other.

16–30 days before check-in

25% refund

A quarter of the total stay cost is refunded — or take the full amount as a rebooking credit instead. Your choice, one or the other.

15 days or less

No refund

Inside 15 days the dates are held exclusively for you and can no longer be rebooked, so payments are non-refundable.

Refund or rebooking credit — pick one

In the 31–59 and 16–30 day windows you may take the partial refund or a rebooking credit for the full amount paid — one or the other, not both — and any credit must be used for a stay that both begins and ends within the same calendar year as the original check-in date, with one move per booking subject to availability, rebooked at least 14 days in advance, and no cash value or extension into the following year.

  • The rebooking credit is a single-use move, not a rolling balance.
  • New dates are subject to availability and must be confirmed at least 14 days before arrival.

Payment schedule & deposit rules

  • Short-term (March–August): no deposit. Pay 50% when you book; the balance is due 60 days before check-in. Bookings made within 60 days pay the full amount at checkout.
  • Long-term (September–February): the $500 deposit, $299 exit cleaning fee, and first month's rent are due upon booking. Monthly rent continues automatically.
  • Rate differences between seasons apply to any rebooked dates and are due before arrival.
  • Long-term winter stays are subject to the same windows, plus 60 days' notice for a departure-date change.

Refund windows are calculated from 4:00 PM Central on your check-in date. Refunds are returned to the original payment method within 5–10 business days. Long-term stays (September 1 – February 28, 30-night minimum) require 60 days' notice for any change to the departure date.
