Rental terms & policies

Short-term season: March 1 – August 31, three-night minimum.

Long-term season: September 1 – February 28, thirty-night minimum, at the monthly rate.

Short-term stays: if your arrival is more than 60 days out, 50% is due at booking and the balance — including all fees — is due 60 days before arrival. If arrival is within 60 days, 100% is due at booking. Texas hotel occupancy tax is charged at checkout.

Long-term stays: the security deposit, exit cleaning fee, and first month’s rent are due at booking. Each following 30-day period is billed at the start of that period. Winter long-term stays are payable in full at booking, not at move-in.

Exit cleaning fee: $299 on every stay, short or long.

Heated pool & spa: optional in the winter season at $55 per night, for the entire stay, with at least one week’s notice.

Texas hotel occupancy tax: state and local hotel occupancy tax is itemized on your receipt. Stays of 30 or more consecutive nights are exempt under Texas law.

If a mandatory evacuation order issued by a government authority covers 1350 Sandpiper during your dates, you receive a full refund or a rebooking credit for the same calendar year — your choice. This applies to mandatory evacuation orders only, not to rain, forecasts, or voluntary changes of plan.

You may take either a refund or a rebooking credit usable within the same calendar year — one or the other, not both.

• 60 or more days before arrival: 100% refund
• 31 – 59 days before arrival: 50% refund
• 16 – 30 days before arrival: 25% refund
• Fewer than 16 days before arrival: no refund

The exit cleaning fee is refunded whenever the stay is cancelled before arrival. Hotel occupancy tax is never retained on a cancelled stay.

No smoking anywhere on the property. No parties or events. Quiet hours 10pm – 8am. Pets only with prior written approval. The registered guest is responsible for everyone in the party and for damage beyond normal wear. Occupancy may not exceed the number of guests on the booking.

The pool, hot tub, docks, and waterfront are used at your own risk and are not lifeguarded. Children must be supervised at all times.

Our liability is limited to the amounts you have paid us for the stay. We are not liable for weather, utility interruptions, road closures, fishing conditions, or third-party services you arrange independently.
